Professional syndic office
- One inbox for all buildings, beside your accounts package — no migration.
- AI triage and contractor follow-up so Monday morning is not phone chaos.
- AGM, minutes and art. 3.94 sale file with visible deadlines.
Blokk keeps the legal clock of your co-ownership visible, and lets residents report via a QR code in the lobby. Alongside the software you use today.
Twelve euros per building, not per apartment. A building with forty units costs the same as a building with six.

Three situations every syndic recognises — and what Blokk does about them.
Problem
Residents call and email at once. You dig through your inbox to see who already called, which contractor was promised and what was reported again.
What Blokk does
One list, sorted by urgency, with the source — phone, email, QR or resident app. Photo, status and file per building.
Problem
Deadlines for notice, minutes and article 3.94 disappear among other tasks. You notice too late.
What Blokk does
Notice, minutes and article 3.94 run down automatically. Countdowns and reminders keep the legal clock visible.
Problem
The coastal owner knows nothing about the corridor or the roof, so they call the syndic.
What Blokk does
They follow reports, announcements and decisions themselves, without calling — even when they are rarely on site.
Two situations. Read the column that fits you.
You do not have to change software. Hang a sign and invite residents.
1
Name, address and the units. Five minutes.
2
You get the QR code at once. Order the sign or the starter kit.
3
By email, or they simply scan the sign.
From notice to signed minutes. Blokk counts down the fifteen days between your sending and the meeting. Quorum is calculated live on shares, with a warning when someone holds more than three proxies. Afterwards you sign the minutes digitally and see how many of the thirty days you still have to send them.
The assistant knows 47 documents for this building and cites its sources.

Minutes register
Signed minutes per AGM, exportable for sale or audit.
Fifteen calendar days from the request. For registered mail: thirty days from the day after.
The file the notary asks for on a sale. Article 3.94 gives you fifteen days, or thirty for a registered request. Blokk prepares the last three sets of minutes, the rules, the statutes and recent decisions automatically, and only asks you for the figures that come from your accounts. One PDF, with a log of when you sent them.

A report starts where the problem is, not in the entrance hall. The plaque hangs by the letterboxes. The stickers hang where residents actually run into a problem.
The plaque is dibond. The stickers are matte laminated vinyl. For unfinished concrete there is a variant on a small plate.

Belgian syndics often pay for software per office, per building or per unit; classic accounts suites usually sit in a higher band. Blokk is not an accounts package: you keep what you already pay and add a communication layer from €12 per building per month, cancellable. Compare EU hosting, export on exit, and whether residents must install an app.
Most Belgian syndics use an accounts or co-ownership management package, while reports often run through email, phone or WhatsApp. Blokk sits beside that software: one reports list with urgency, QR without an app, general meetings and sale files. You replace nothing that already works for the books.
No — with Blokk you scan the QR in the lobby, lift or cellar with the phone’s standard camera; the report opens in the browser with photo and urgency. The syndic works in the web app and can add a home-screen shortcut. The barrier stays low without a mandatory app download.
For common parts the syndic keeps documents and deadlines at association level. Blokk tracks certificates and expiry dates per building next to reports, so nothing disappears between inboxes. Private-unit owners often have separate duties when selling their apartment.
After the general meeting the syndic must usually send the minutes to co-owners within thirty days. Late minutes fuel disputes about decisions and appeal windows. Blokk supports the AGM and tracks minutes with visible deadlines so the clock does not vanish in a folder.
No. Blokk sits beside it and does not touch your accounts. Nothing is migrated.
No, and that is a choice. Accounting for a co-ownership association is regulated by law and you already have a package for that. We do the part that is not in it.
In Frankfurt, within the EU. Nothing is tracked. The data processing agreement is on this site and you can download it straight away.
Then you cancel. There is no one-year contract. You get your data in an export.
