Software for resident reports, alongside what you already use

Your current package covers accounting and settlements. Calls, emails and messages about leaks, lifts and smells usually sit outside it. Blokk catches those.

The problem

Every report arrives on a different channel. You search your inbox for who already called, which contractor was promised and what the resident reported again. A clear audit trail is missing when urgency or follow-up is questioned later.

How Blokk helps

Residents report via QR or link — with photo, category and AI-estimated urgency. You see one list per building, assign contractors and track status until closed. Everything stays alongside your existing syndic software; no migration.

Full answer

Belgian syndics often pay a mix of monthly fees per office, per building or per unit. Classic suites that combine accounting, settlements and sometimes AGMs usually sit in a higher band: tens to hundreds of euros per month depending on volume and modules. Phone, email and WhatsApp stay invisible in that price while still costing hours. Blokk is deliberately not an accounts package: you keep what you already pay for bookkeeping and add a communication layer from €12 per building per month, cancellable. That avoids a second full migration. Always compare what is included: EU hosting, a processing agreement, export on exit, and whether residents must install an app. For a small office or volunteer syndic, transparent per-building pricing is often clearer than an enterprise licence. Larger offices count active buildings; you switch buildings on or off each month. Also ask about setup fees, plaques or stickers, and whether AI triage or QR reports are billed separately.

In Belgium most syndics use an accounts or co-ownership management package: ledger, provisions, settlements, sometimes proxies and basic documents. Day-to-day work also lives in email, phone, WhatsApp and paper files — especially reports about lifts, leaks and garages. Some offices combine an ERP-like suite with separate tools for minutes or QR codes. No brand is legally required; there are requirements around accounting, deadlines (notice, minutes, art. 3.94) and GDPR. Blokk sits beside that accounts software: one reports list with urgency and source, QR without an app install, AI triage, general meetings and sale files. You replace nothing that already works for the books; you cover the communication piece that usually falls beside it. When choosing, look at EU hosting, whether residents must download an app, whether deadlines are visible, and whether you can cancel monthly. For coastal buildings with second homes, a resident portal without phone chaos is often decisive. Also check whether asbestos certificates and inspections sit in the same overview as reports.

Try Blokk alongside your current package — cancel monthly.
